Active vacation rental management companies tracked in Nearsight's database. We exclude national brands (Airbnb, Vrbo, and the like) to keep the view focused on regional and local operators, and we exclude entities with no measurable platform statistics on file.

What is the NVRI, and why should I trust it?

The Nearsight Vacation Rental Index (NVRI) is a chain-linked property index rebased to 100 at its base month, modeled on the S&P 500's approach to membership changes. Each period's return is computed only across the "common set" of companies present in both months, which makes the index composition-safe: new companies we onboard can't inflate the headline number, because they only start counting the period after they appear. In short, NVRI measures real like-for-like portfolio movement, not onboarding lift.

What do the sub-indices (SML / MID / LRG / ENT) tell me?

They apply the same NVRI methodology to four size-tiered slices of the universe: Small (1–49 properties), Mid-size (50–199), Large (200–499), and Enterprise (500+). Comparing them shows whether portfolio growth is concentrated in one segment of the market or broad-based across tiers. Size tier is assigned from each company's most recent property count, matching the buckets used in Nearsight's Fastest Growing Vacation Rental Companies report.

What does "breadth" mean on the NVRI card?

Breadth counts how many companies in the common set advanced, declined, or stayed flat over the latest period. An index that's up on strong breadth (many more advancers than decliners) is healthier than one being dragged up by a handful of outsized gainers — same intuition as the advance/decline line on an equity market.

How are the 30-day portfolio movers calculated?

For each company we compare the latest property count to the closest snapshot 20–90 days old. Percent change is ((latest − historical) / historical) × 100, and only companies with data at both points qualify. The list is then split into the same four size tiers as the NVRI sub-indices, so a small operator doubling from five properties to ten doesn't crowd out a meaningful double-digit move at an Enterprise manager.

How often is the data refreshed?

Portfolio counts are captured on a roughly monthly cadence. Social and reputation metrics — used in some of the supporting calculations — are refreshed weekly. Figures on this page always reflect the most recent snapshot available for each company at load time.

Can I drill into a specific company?

Accepted Answer

Not from this page — the Nearsight Terminal is intentionally an industry-wide view. Per-company dashboards with full portfolio time-series, competitor comp sets, and reputation and social detail live elsewhere in the Nearsight product.
