What's NVRI, in plain English?
What it is
Think of it like the S&P 500 — but for vacation rental portfolios instead of public-company stock prices. Each month we measure how many properties every tracked operator manages, roll it into one number, and rebase it to 100 at launch.
What it shows
Whether vacation rental operators are net-growing or net-shrinking their portfolios. Above 100 means the industry has expanded since the base month; below 100 means it has contracted. Sub-indices break the same signal out by operator size tier.
Why it matters
Headline property totals are noisy because Nearsight onboards new companies constantly. NVRI is composition-safe — it only compares companies present in both periods being measured, so you're seeing real like-for-like movement, not onboarding lift.
