This Privacy Notice for SoCoastal, LLC (doing business as Nearsight) ("we," "us," or "our") describes how and why we collect, store, use, and/or share ("process") your personal information when you use our services ("Services"), including when you:

- Create an account, subscribe to, and use the Nearsight competitive intelligence platform
- Join a waitlist, subscribe to updates, or otherwise engage with us in sales, marketing, or events

1. WHAT INFORMATION DO WE COLLECT?
In short: We collect personal information that you provide to us, together with limited technical information that is collected automatically when you use the Services.
Personal information you disclose to us. We collect personal information that you voluntarily provide when you register for an account, complete onboarding, contact us, subscribe to updates, or join a waitlist. The information we collect depends on how you interact with us and the features you use, and may include:
- Name (first and last)
- Email address
- Your professional role or user type (for example, property manager, real estate agent, investor, or agency)
- Company name and company website (optional)
- Communication and marketing preferences
Payment information. When you purchase a subscription, our payment processor, Stripe, collects and processes your payment details (such as your payment card information and billing address) directly. We do not collect or store full payment card numbers on our own systems. You may review Stripe's privacy notice at https://stripe.com/privacy.
Information automatically collected. When you access the Services, we automatically collect certain technical information, including your IP address, browser and device characteristics, and information about how you use the Services. We collect this information using cookies and similar technologies, as described below.
Account security data. To help protect your account, we log sign-in events, which include the IP address and device or browser information associated with each sign-in.
Sensitive information. We do not collect or process sensitive personal information.
All personal information that you provide to us must be true, complete, and accurate, and you must notify us of any changes to such personal information.
2. HOW DO WE PROCESS YOUR INFORMATION?
In short: We process your information to provide, improve, and administer the Services, communicate with you, ensure security and prevent abuse, and comply with law. We may also process it for other purposes with your consent.
We process your personal information for a variety of reasons, depending on how you interact with the Services, including:
- To create and manage your account and authenticate your access to the Services
- To provide, operate, and maintain the Services
- To process your subscription and manage billing
- To respond to your inquiries and provide customer support

4. WHAT IS OUR STANCE ON THIRD-PARTY WEBSITES?
In short: We are not responsible for the content or privacy practices of third-party websites.
The Services may contain links to third-party websites, including the websites and profiles of the companies we track. We provide these links for convenience and informational purposes only. The inclusion of a link does not imply our endorsement of, or affiliation with, the third party. We do not control these websites and are not responsible for their content or privacy practices. Visiting any third-party website is at your own risk.
6. DO WE USE ARTIFICIAL INTELLIGENCE?
In short: Yes. Some features use artificial intelligence to help you analyze data and find answers faster.
Our Services include AI-assisted features, such as the Nearsight Agent, that allow you to ask questions and generate insights from the data available in the platform. To power these features, we use third-party AI providers (which may include OpenAI, Anthropic, and Google) to process the prompts and content you submit. We do not authorize these providers to use your inputs to train their models. AI-generated outputs may be inaccurate or incomplete and should be independently verified before you rely on them. Your use of AI features is also governed by our Terms of Service.
7. HOW LONG DO WE KEEP YOUR INFORMATION?
In short: We keep your information for as long as necessary to provide the Services and for our legitimate business interests, unless a longer period is required by law.
We retain your personal information for as long as your account is active and for as long as necessary to fulfill the purposes described in this Privacy Notice. In some cases, we may keep your information for longer periods where required by law, where necessary to protect our legal rights, or where necessary to comply with a legal obligation. When we no longer have a legitimate business need to process your personal information, we will delete or anonymize it.
8. HOW DO WE KEEP YOUR INFORMATION SAFE?
In short: We implement a variety of organizational and technical security measures to protect your information.
We have implemented appropriate and reasonable technical and organizational security measures designed to protect the personal information we process. However, despite our safeguards, no method of transmission over the internet or method of electronic storage is 100% secure, so we cannot guarantee absolute security. You should only access the Services within a secure environment.
9. DO WE COLLECT INFORMATION FROM MINORS?
In short: We do not knowingly collect data from or market to children under 18 years of age.
By using the Services, you represent that you are at least 18 years old, or that you are the parent or guardian of such a minor and consent to that minor's use of the Services. If we learn that personal information from users less than 18 years of age has been collected, we will deactivate the account and take reasonable measures to promptly delete such data. 10. WHAT ARE YOUR PRIVACY RIGHTS?
In short: Depending on where you live, you may have rights that allow you greater access to and control over your personal information.
Depending on your location, you may have some or all of the following rights regarding your personal information:

- The right to correct inaccurate personal information
- The right to request deletion of your personal information
- The right to restrict or object to our processing of your personal information

- The right to withdraw consent, where we rely on it

11. DO UNITED STATES RESIDENTS HAVE SPECIFIC PRIVACY RIGHTS?
In short: If you are a resident of certain US states, you may have additional rights regarding your personal information.
Residents of states that have enacted comprehensive consumer privacy laws (such as California, Colorado, Connecticut, Utah, and Virginia, among others) may have the right to: confirm whether we are processing their personal information; access, correct, or delete that information; obtain a copy of it; and opt out of certain processing such as the "sale" of personal information or targeted advertising.
We do not sell personal information, and we do not process personal information for cross-context behavioral or targeted advertising. To exercise any of these rights, contact us at [email protected]. We will not discriminate against you for exercising your privacy rights, and you may designate an authorized agent to make a request on your behalf. If we deny your request, you may appeal our decision by contacting us at the same address.
12. CONTROLS FOR DO-NOT-TRACK FEATURES
Most web browsers and some mobile operating systems and mobile applications include a Do-Not-Track ("DNT") feature or setting you can activate to signal your privacy preference not to have data about your online browsing activities monitored and collected. At this stage, no uniform technology standard for recognizing and implementing DNT signals has been finalized. As such, we do not currently respond to DNT browser signals or any other mechanism that automatically communicates your choice not to be tracked online.
13. DATA ACCURACY AND DISCLOSURE
Much of the data we present about companies is gathered from public and third-party sources and may include estimates, proxy metrics, and directionally accurate figures rather than exact values. There are known nuances and limitations in how this data is collected, and it is provided for informational purposes without any guarantee of completeness or accuracy.
