The fastest growing vacation rental companies

To build these rankings, we pulled property count data from Nearsight's database of 681 actively tracked vacation rental management companies. We compared each company's portfolio at two fixed points — March 2025 and March 2026 — to measure real, year-over-year change. Of the 673+ companies with portfolio tracking data, 392 had data at both anchor dates. From that group, 184 showed positive growth and made it into the rankings below.

A quick note on data quality: Unlike other industry reports that use third-party data from OTAs like Airbnb, Nearsight sources portfolio data directly from each property management company's own website.

Because a company going from 20 to 40 properties is a very different story than one going from 500 to 700, we broke the results into four tiers based on starting portfolio size: Small (1–49), Mid-size (50–199), Large (200–499), and Enterprise (500+). This way, we're comparing companies that actually compete at the same scale.

We also included a Rising Stars section for companies that were added to our database after March 2025 and don't have a full year of data yet. Their growth rates are annualized so you can see who's on a strong trajectory, even if they haven't been tracked long enough for the main ranking.
